Ontario Land Transfer Tax Rebate (First-Time Home Buyer)
Refund of up to $4,000 of Ontario Land Transfer Tax for eligible first-time home buyers. Toronto buyers also qualify for a separate municipal rebate up to $4,475.
What it is
Ontario refunds up to $4,000 of the Provincial Land Transfer Tax for first-time home buyers. If the home is in the City of Toronto, an additional Municipal Land Transfer Tax (MLTT) rebate of up to $4,475 stacks on top — a maximum combined refund of $8,475.
Who qualifies
- 18 years or older.
- Canadian citizen or permanent resident.
- Have never owned a home (or interest in a home) anywhere in the world. The bar is global, not just Ontario.
- Spouse must also have never owned during your time together.
- The property must become your principal residence within 9 months of registration.
How much
- Provincial rebate: lesser of (LTT owed) or $4,000. Effectively, no provincial LTT on homes priced up to $368,000.
- Toronto MLTT rebate: lesser of (MLTT owed) or $4,475. Stacks with the provincial rebate.
- Both rebates apply at registration — your real estate lawyer claims them on your behalf.
How to apply
- Confirm eligibility before signing the offer.
- Tell your real estate lawyer that this is your first home and you want to claim the rebate(s).
- Complete the LTT Affidavit at closing.
- Lawyer submits the rebate claim through Teraview at registration; the rebate is netted against tax owed at closing.
Common mistakes
- Forgetting that "never owned" is a global test — owning a home in any country, even briefly, disqualifies you.
- Not telling the lawyer up front. They cannot retroactively claim the rebate after registration without a formal refund application within 18 months.
- Assuming a spousal-purchase splits the rebate cleanly — if the spouse has previously owned, only your half qualifies, capped at $2,000 provincial / $2,237 Toronto.
